Overall notes

Aline hates mold. No mold. Keep all the cold bits away from moisture so we don't get condensation. No ducts to move cold air and get water condensing on them.

Foundation

I really don't know much about foundations.

Framing

I'd like thicker walls, deep set window sills, lots of insulation. Do staggered double framing for thermal breaks and sound isolation? Or KISS and just do a double wall with standard framing? Might be easier around the windows/doors.

I want to utilize floor trusses, this allows more flexibility to run utilities through the house. Does add to stair rise/run.

Having them built offsite and delivered means less work for us. More cost, totally worth it.

Roofing

We need some storage space in the attic.

Need SIMPLE roof lines.

Prefer maximum southern exposure for solar panels.

Prefer a shed roof design, minimal slope so easier to work on. Again, buy premade roof trusses. Annoying to haul up there, but easier on us.

Want large overhangs.

Again, exterior insulation/water barrier.

exterior

Want to use ZIP sheathing, for no housewrap and exterior insulation should keep breathability to interior. Absolutely want a rain gap on top of that, then siding. Considering adding more exterior insulation, but will complicate window installation, so… don't do that.
